How Old Pipes Affect Your Home’s Value
When homeowners think about increasing property value, they often focus on kitchen remodels, landscaping, fresh paint, or…
Repeated backups, a sewer smell drifting across the yard, and two or three drains slowing at the same time point at the lateral, not at any one fixture. Pacific Rooter cameras the line in Anaheim before quoting anything, because a collapsed section and a soft blockage look identical from inside the house.
Your sewer lateral is the single pipe that carries everything from the house out to the City main under the street. It has no backup path. When it cracks, separates at a joint, settles into a belly that holds standing water, or takes on roots through an open joint, the symptoms show up everywhere at once rather than at one sink.
Pacific Rooter handles sewer line repair and replacement across Anaheim, from the bungalow blocks near downtown to the tract streets west of the river and the hillside lots on the east side. The pipe under an Anaheim yard is rarely the same age as the pipe next door, and the repair that suits one run is wrong for the other. We inspect first and quote from what the footage shows.
Which of those applies is a question the footage answers. Trenchless is the better job when the ground, the depth, and the damage allow it, and it is the wrong job when they do not. Anyone quoting a method before running a camera is guessing.
Ask for a copy of both recordings, the one from before the work and the one from after. The first is what a second opinion needs in order to be worth anything, since another contractor can read the same defect at the same distance rather than starting over. The second is what a buyer’s inspector will ask about later, and a documented grade on a replaced lateral is easier to hand over than a receipt.
This is the part that surprises Anaheim homeowners, and it is the reason two sewer repairs on the same street can be priced very differently.
The Anaheim Municipal Code is direct about cost. Section 10.08.050 states that “all costs and expense incident to the installation and connection of the building sewer shall be borne by the owner.” The owner’s responsibility does not stop at the property line. It follows the pipe out under the parkway and the street to the point where it meets the City main.
The same section governs who may do the work. No one may construct or alter a private sewer without a permit from the City Inspector, and no permit is issued for work inside a public street or right-of-way unless the contractor holds a valid sewer contractor’s license. A repair that stays in the front yard and a repair that crosses the curb line are two different jobs with two different permits.
There is a slope rule worth knowing before the quote arrives. The Inspector may require a house connection sewer to be permitted as a main line sewer where the proposed line falls less than a quarter inch per foot, or where obstructions in the public street get in the way. A shallow belly near the street can therefore change the permit class, the traffic control, and the restoration work, which is why the distance reading off the camera matters as much as the defect itself.
Sewer work is a larger job than a drain clearing, and we would rather say so before you schedule than after we arrive. Estimates are free, the quote follows the camera, and financing is available if the footage shows a full replacement.
One of these is worth a camera. Several together means the pipe, not the flow, is the problem.
Not every call that starts as a sewer repair ends as one. If the camera shows a sound pipe carrying grease and scale, drain cleaning is the cheaper and correct answer, and hydro jetting scours the pipe wall rather than boring a channel through the buildup. If the house is backing up right now and the yard is wet, treat it as 24/7 emergency plumbing and stop running water until we arrive.
Frequency separates them. A blockage that clears once and stays clear was a clog. A line that backs up every few months has a physical defect, usually a separated joint, root intrusion, or a belly holding water, and clearing it again only buys a few more weeks. A camera inspection settles the question in one visit and is cheaper than a third clearing.
Yes. Anaheim Municipal Code requires a permit from the City Inspector to construct or alter a building sewer, and work inside a public street or right-of-way may only be permitted to a contractor holding a valid sewer contractor’s license. We pull the permit and meet the inspection as part of the job.
The property owner. The Code places all costs incident to the installation and connection of the building sewer on the owner, and that responsibility runs the length of the lateral out to the connection at the City main, including the portion beneath the parkway and street. Our camera inspection shows where the defect sits relative to the curb, which tells you what class of job you are looking at.
Sometimes. Pipe bursting and lining work well on a run that is continuous, at a workable depth, and damaged rather than collapsed, and they are worth the premium under a driveway or a mature tree. A crushed section, a severe offset, or a belly that needs its bedding corrected will not be solved by pulling new pipe along the same failed path. The footage decides, not a preference.
A spot repair on a shallow, accessible line is often a single day. A full lateral replacement usually runs one to two days once the permit is in hand, and longer where depth, hardscape restoration, traffic control in the street, or a conflict with another utility is involved. You get the schedule with the quote, after the camera and the locate, not over the phone.
If your Anaheim drains back up on a cycle, the useful next step is footage of the inside of the pipe. We record the run, locate the defect, tell you which section is actually failing, and quote the repair that footage supports. Book an appointment and we will schedule it in Anaheim.
